BRG Gibson Auctions Announce
On the 2nd of February 2012 at the Stormont Hotel Belfast, there will be held the largest auction of repossessed properties yet to be held in Northern Ireland. While previously there have been property auctions which have been made up entirely or almost entirely of repossessed properties, there have never before been so many such properties for sale at the one time.
The fact that so many such properties are for sale is largely due to the fact that the banks and financial institution have entrusted one auction house ie Gibson Auctions Ltd with their business. The properties are distributed right across Northern Ireland with locations in every county and in the city of Belfast. The reality of repossession affects not just poorer, depressed areas but more affluent areas also. There is probably no area in Northern Ireland that has not been affected or where Gibsons have not been instructed to carry out valuations on behalf of lenders. This is often a result of poor investment choices together with the economic downturn. The plus side of the situation is that property prices are now at a more realistic and affordable level for purchasers and particularly first time buyers who now have an opportunity to get onto the property ladder without encumbering themselves with unrealistic and unmanageable financial liabilities. Property is a desirable investment. Investors are looking at all types of assets and deciding that property is a good alternative to the stock market and pensions. The properties that are selling well all have a good potential for capital growth and good rental income and such properties can be found at auctions such as this. The latest data shows that the number of lots sold at auction has risen each month since April last year, with the overall sale rate in the late autumn of last year standing at 72%. In fact while there has been a slight reduction in the number of lots offered and amounts raised over the year between October 2010 and October 2011, the number of Lots sold has increased, and this is a position, which in the opinion of Mr Nicholas Gibson, a Director, is set to continue.
