Auctions have acquired a reputation as a place where banks cleared bankrupt stock, but a recent article in the Sunday Times provides further evidence that may be changing.

It was reported that the Old Rectory in Tunworth, Hampshire is being offered for auction with a guide price of £3.75 million. Up until about 30 years ago, most large country houses on the mainland would have been sold that way. The auction would have taken place at the property, with the contents being sold the following day, but auctions fell out of favour in the 1980s.

The Rectory is being offered in the hope of a quick sale as the owners have identified a house in Dorset that they wish to buy. The head of the country house department at Chesterton Humberts, who are selling the property, says that during the 1980s auctions got a reputation as a place where banks cleared bankrupt stock but that he thinks that this is the first time that a house of this value has been brought to auction and that his firm are receiving two or three enquiries an hour about the property.

Will Kerton, a Knight  Frank auctioneer, also detects a rise in the popularity of auctions. He states that they are starting to do more and that they are very good for something that has got potential, eg. a tumbledown farmhouse, cottage or manor house and for deceased estate sales. He goes on to remind that buyers do need to have funds in place or at least to be able to pay a deposit, which is usually 10% and know that they will have the balance available for completion and to sign a contract right away.

Of course all of that is of benefit to the seller and gives certainty, transparency and expedition to any sale.

Our own experience mirrors the above, and while we have yet to have a property entered into auction with a price tag of £3.75 million, we recently have had a number of privately owned, substantial properties entered into our auctions. An example of that is 384 Ballynahinch Road, Hillsborough which is Lot No 35 in our auction on the 18th June.

 An example of a property with potential was The Mill, 34 Lusky Road, Killinchy which was in our April auction and which had a Reserve of £130.000,  but sold on the night of the auction for £239,000.
