Welcome to the July newsletter that looks back at auction activity in June and preceding periods. After a challenging few months in which we have witnessed a cooling-off period in the industry, I am pleased to report on figures that show a return to growth with a 1.7% rise in lots offered to 2,950 lots and a 2.8% rise in lots sold to 2,239 lots. Furthermore, the amount raised at auction increased by almost 12% to £326.9M, the highest amount recorded in the month of June since 2007 (£381M).

These figures are certainly encouraging, especially considering that there have been a number of recent reports from the private treaty market that refer to a 'property drought'!

National Auction Analysis

A run of five consecutive monthly newsletters that reported on falls in the residential sector has thankfully come to an end, as June's figures show small gains of 0.9% in residential lots offered and 1.3% in residential lots sold. The total raised from residential auction sales also increased substantially, to £290.4M - a rise of almost 17% on June 2014.

The aforementioned slowdown is still evident in the residential sector's quarterly figures, with lots offered and lots sold down 11.6% and 12.8% respectively on Q2 2014, but one hopes that the latest monthly figures indicate a return of confidence amongst buyers and sellers alike.

The commercial auction market continues to grow, as June's figures show a 5.4% rise in lots offered and a significant 11.4% rise in lots sold. However despite these gains, figures show that the total raised from commercial auction sales actually fell by 17% in June, from £43.9M to £36.5M. As none of the London commercial auction houses hold an auction in June, the fall in average lot size is likely due to an increase in lower-value commercial lots being sold by regional auctioneers.
